STRATEGIES TO ENSURE YOUR OFFER IS BEST

It’s a seller’s market! Don’t discount the basics:

  • Excellent communication with the listing agent to ensure your offer gets maximum consideration is a must.

  • Full comparable property analysis to guide your pricing and offer decisions, but mostly importantly, I want you to be confident in the offer you are making.

  • Price isn’t always king. Creative terms that take into consideration what the sellers are looking for is paramount.

  • Confidence in the advice you are getting. I am a full time local agent, and I live and breathe this market.

Being properly prepared and having realistic expectations is critical but is also often learned through some experience. We will go through this process together. I will inform you and quickly answer every question, while giving you any needed time to see things in action for yourself.

You’ll get access to the hottest new properties BEFORE they hit the open market, if they even do at all. These “pre-MLS” and “off-MLS” homes fall into two categorizes:

1) Bright “MLS” Coming Soon: These listings will be active online in three weeks or less and are available to the general public. All agents and their clients can see these listings on various websites, like Zillow, Redfin, Realtor, etc.

2) Private Exclusives: Properties that are solely for Compass clients. These are the listings that are not online anywhere outside of Compass. Some of these listing are ones in which the seller does not ever intend to market publicly (these could be high profile listings where the sellers need their privacy maintained, or listings that are private for other reasons).

Knowing you’ve seen the available public AND private inventory, you’ll be confident in your purchasing decision when the time comes.
